SAD TRUTH: just because your prospects have your business card now does not mean they have
it five minutes later after it falls off the counsel of their car, forget where they put it, kids chews
on it …

The other big way we have found to shrink opportunity-lost ratios is to get prospects into our
stable and build a strong fence around them (more on that in a bit). And the accompanying gift
cards do that very nicely. But these Gift Cards are more than just another way to keep your
phone number in their possession (in addition to your corporate card).  

The hidden bonus of the Gift Card is two fold:
First – nobody looses gift cards- I still have them from last Christmas. We found a high ratio of
applicants keep the Gift cards in a more accessible, safe area, much like they would cash. And,
since they always have their wallet or purse on them they can always give a friend or family
member your number.

[AUTHORS NOTE: When we probe our applicants who were turned down for a loan or refy, whether the turn
down was last week or last year, when asked who they were dealing with I can’t count how many say, ‘I can’t
remember’ or ‘his name is buried in the house papers in storage’. And in one case we reunited applicants with
their LO after being turned downed over two years prior. Even though the LO moved shop twice and was
taking maternity time off she gladly closed our then 680 mid- score, 95% LTV buyers that fell in her lap ]

Let me ask you this question:
Who will more likely to come back to you and send business to you? (choose one)
1. Someone you couldn’t help personally but, by you referring them to us they got their desired

Ya, it’s obvious. But brokers do this one all the time (and lose thousands because of it). I see
many buyers who were told by their broker to come back later (after BK items are zeroed out,
when he’s got job time, whatever…) the buyer can’t remember the brokers name OR the company
name.

However, it never fails- when we team up to get that family a house; when they want it (NOW, like
everything they want) and they are all smiles, they’ll send friends to you like their working on
commission. This one tells another… who tell others… it’s perpetual. You end up with an army who
advertises for YOU for FREE. Like your own multi level market company.

The same with sellers or owners who are down three months payment and cant tap their equity
Don’t let callers get away. Put a hook in them and real them in later (along with some cash from
us).
If I had to sum it up I would recommend this: “Get Paid For The Ones Who Usually Get Away.”

As you can see, its perpetual networking like this that the career orientated brokers and owners
do to drive their business in any type of market condition and consistently make big money. They
set up systems and now their business systems work 24/7 so they don’t have to. Like clock-work.

And here’ where it’s get exponential; it’s not just this one client that you get closed (and
momentarily fattens the wallet). When you help others, directly or indirectly- they talk about. The
Law of Reciprocity states they feel obligated to repay those who have helped them… It’s like your
private, personal sales staff dedicated to drumming up business for you. This triggers The
Phenomenon.
