About the area
Why Jackson Heights sellers call us.
Jackson Heights is the neighborhood under the 7 train between Astoria and Flushing, built in the 1910s and 1920s as one of the first planned garden apartment communities in the country, with six story co-ops around private interior gardens and, on the side streets, rows of attached brick houses that share a garden behind them. Most of the garden apartments are co-ops, which we do not buy. The houses are what we buy, along with the two and three families on the blocks south toward Roosevelt Avenue and north toward Northern Boulevard. Jackson Heights has been one of the most immigrant neighborhoods in the country for forty years, Colombian, Ecuadorian, Indian, Bangladeshi, Nepali and Tibetan, and nearly every house on the south side has more households in it than it was built for.

The typical home value in Jackson Heights is around $1,210,000, up roughly 5.4% over the past year, with houses averaging about 85 days on the market.
The two family that is five households, and the vacate order
South of 37th Avenue toward Roosevelt, a legal two family with a kitchen on every floor, a tenant in the cellar and another in the attic is normal and has been for decades. The appraiser counts two units. The lender wants the rest removed or documented. The buyer’s attorney pulls the Department of Buildings file and finds a vacate order for the cellar from 2018. A financed deal ends in week four. We buy the house as its legal units, price the rest as what they are, and the tenants and the city’s file come with the house to us at closing. We wrote a full guide on selling a house with an illegal basement apartment in New York City, and Jackson Heights is where most of those calls come from.

The attached house in the historic district
The attached brick houses between 70th and 90th Streets with the shared gardens are inside the Jackson Heights Historic District, and the Landmarks Preservation Commission has a say in the windows, the front door, the roofline and anything visible from the street. A previous owner’s aluminum windows or an enclosed porch can mean a violation and a required restoration before a financed buyer’s lender will close. The shared garden comes with its own association and rules. We buy historic district houses with the Landmarks violation open, we take on the file and the garden association, and we do the restoration after closing.
Estates with heirs in three countries
The most common Jackson Heights call is a parent’s house bought in 1975 or 1988 by a family from Bogota, Delhi or Dhaka, paid off, and held as the family grew into every floor. Now it is a Queens Surrogate’s Court file with heirs in Florida, New Jersey and back home, tenants on two floors, and forty years of belongings. Agents want it emptied and the units reduced to what the certificate says first. We buy it as it stands, we wait for the letters, and the heirs sign from wherever they live, including at a consulate.

Stabilized tenants, and the one who will not leave
A two family cut into six households can cross the line into rent stabilization without the owner knowing, and a tenant who has been there since 2003 at a rent that never moved is a Housing Court case that takes a year. A stabilized tenant who simply will not move cannot be made to. Both end a financed sale. We buy occupied Jackson Heights houses with the cases open, at the rents actually being paid, and the court dates transfer to us at closing.
Where listing still wins in Jackson Heights
A renovated attached house in the historic district with the windows restored, or a two family with legal units and market rate tenants near 37th Avenue, should be listed, and we will say so. Where a cash sale wins is the subdivided house with the vacate order, the historic district house with the Landmarks violation, the estate with heirs in three countries, the stabilized tenant who will not leave, or the owner with a date that cannot move.

What we buy in Jackson Heights
Attached brick houses in the historic district, two and three families with extra units, frame houses toward East Elmhurst and Corona, mixed use buildings on Roosevelt Avenue, 37th Avenue and Northern Boulevard with a store below, houses with a cellar or attic apartment or an open Department of Buildings violation, estates in any condition, houses in foreclosure, and vacant lots. We do not buy cooperative apartments, including the garden apartment co-ops. If you own something unusual, call anyway.
The historic district, the south side, and the East Elmhurst edge
Jackson Heights is priced by 37th Avenue. North of it, the attached houses in the historic district with the shared gardens are priced like Forest Hills and sell to families who will restore them under Landmarks rules. South of it toward Roosevelt Avenue and the 7 train, the two and three families are priced on the rent and on how many households are actually inside. East toward Corona and north toward East Elmhurst and the airport, the frame houses are priced for the flight path. We buy on all of them and the offer is built from sales on your blocks, with the comparable addresses on the sheet.
What the three share is age and subdivision. Nothing here was built after 1940, nearly every house south of 37th Avenue has been cut into more units than it was built for, and a house that has not been renovated has the same list no matter the block: original plaster, a service panel never sized for five kitchens, galvanized water lines, a flat roof with layers, a cellar with a tenant and an attic with one way out. A lender’s inspector writes it all down. We read the same list and price it, and the house closes anyway.
Water bills, violations, and the liens the city attaches
New York City attaches water and sewer charges to the house, not the owner, and a subdivided two family with five households on a frontage meter can carry a Department of Environmental Protection balance in the tens of thousands with a lien sale behind it. Environmental Control Board fines for a sidewalk, a dumpster or a missing boiler inspection attach the same way. We buy with all of it open. The balances come out of the purchase price at closing, itemized on the offer before you sign, and the open permits and violations become ours to close.

A 1925 Brick Two Family Off Roosevelt Avenue, Five Households and a Cellar Vacate Order, Sold by Two Sisters in New Jersey and Bogota After the Lender Counted Two Units
Their parents came from Bogota in 1971 and bought the brick two family on a side street off Roosevelt Avenue in 1979. Over forty years the family grew into it: a kitchen added upstairs for a married daughter, the cellar finished for a brother in law, the attic for a nephew. By 2024 the house had five households, three of them tenants, and a Department of Buildings vacate order for the cellar from a 2018 inspection that had been ignored. Their father died in 2021. Their mother went back to Bogota in 2024. The two sisters were in Elizabeth and Bogota.
The Elizabeth sister listed it in the fall of 2024. The first buyer's appraiser counted two legal units and the lender's number did not reach the contract. The second buyer's attorney pulled the Department of Buildings file, found the vacate order, and asked for the cellar and the attic emptied and the order cleared before closing. The cellar tenant had been there eleven years and the attic tenant had nowhere to go. The listing expired in February 2025.
Nick York walked the house in March with the Elizabeth sister and the second floor tenant, who had the keys. The offer was written on the house as it was: two legal units, five households, a cellar with a vacate order that would be cleared by us, an attic that would go back to being an attic, a 1989 boiler, original wiring, a flat roof with layers, and forty five years of a family's belongings on the first floor. The number was written out with the math on one page, with lines for relocating the cellar and attic tenants on terms worked out with them.
We closed in April at a title company in Forest Hills. The Bogota sister signed at the consulate. The second floor tenant kept her apartment. The cellar and attic tenants moved with our help and a payment. The Elizabeth sister took the photographs and her mother's sewing machine the weekend before. She said the thing that mattered was that nobody had asked her to put her cousin's family on the street.
Common reasons Jackson Heights sellers call us.
A two family that is five households, with a 2018 vacate order for the cellar
The appraiser counts two. We buy the house as its legal units, price the rest as what they are, and take the tenants and the city file as they are.
A Landmarks violation for aluminum windows in the historic district
A required restoration before a lender will close. We buy with the violation open, take on the file and the garden association, and restore it ourselves.
A parent's house bought in 1975, heirs in Florida and Bogota
A Queens Surrogate's Court file, tenants on two floors, forty years of belongings. We buy it as it stands and close with everyone signing remotely or at a consulate.
A tenant since 2003 at a rent that never moved
A subdivided house can be stabilized without the owner knowing. We buy on the rents actually being paid, and the tenant stays with their lease.
A tenant who stopped paying
Queens Housing Court takes most of a year. We buy occupied houses with the case open, at the rent actually coming in, and the eviction becomes ours on closing day.
An attic apartment with one way out
An attic apartment never passes an appraisal and is the first thing a careful buyer asks about. We price it as an attic and buy the house as it stands.
A building on Roosevelt Avenue with a store below
No residential lender and no commercial one at this size. We buy on the income that exists, lease or no lease, and the tenants stay.
A mortgage in default
Queens foreclosures move slowly through Supreme Court, and that delay is the opening. A cash closing before the referee's sale pays the lender and keeps the remaining equity yours.
Frequently asked questions about selling in Jackson Heights.
How do I sell my house fast in Jackson Heights?
Call (516) 964-7222 or send the address through the form on this page. We look at the house, give you a written cash offer within 24 hours with the reasoning shown, and you pick the closing date. Two to three weeks is typical.
Do you buy the garden apartment co-ops?
No. We buy houses and small buildings, not cooperative apartments. If you own an attached house in the historic district, a two or three family, or a mixed use building anywhere in Jackson Heights, call us.
The house has more units than the certificate of occupancy allows. Will you still buy?
Yes. Most Jackson Heights two families do. We buy the house as its legal units, price the extra units as what they are, and the tenants and any Department of Buildings file, including a vacate order, come with the house to us at closing.
The house is in the historic district and has a Landmarks violation. Is that a problem?
Not for us. We buy historic district houses with Landmarks Preservation Commission violations open, take on the file and the shared garden association, and do the restoration after closing.
Should I list my Jackson Heights house instead?
Often, yes, and we will tell you. A renovated historic district house or a two family with legal units and no deadline usually nets more listed. A cash sale wins when the units do not match the certificate of occupancy, there is a vacate order or a Landmarks file, the house is an estate with scattered heirs, a tenant is in court, or you need a closing by a date.
I inherited a house in Jackson Heights and live in Colombia. How does this work?
We coordinate with the Queens Surrogate's Court paperwork and your estate attorney, a relative or a tenant lets us in for the walkthrough, and closing documents are signed at a consulate or with a notary where you are. The house stays as it is until the day we close.
My tenants are rent stabilized. Does that change anything?
It changes what a lender will do, not what we do. Stabilized tenants stay with their leases and their legal rents, the house is priced on that income, and nobody is asked to leave.
What does it cost me to sell to EZ Home Buyers?
Nothing out of pocket. No commission, no fees, and we pay our own closing costs. The only deductions are your mortgage payoff and any liens, water bills or back taxes that must be satisfied, itemized in the offer before you sign.
