What makes selling a Connecticut house different

Conveyance tax, and who actually pays it

Connecticut charges a real estate conveyance tax on the seller, not the buyer, and it comes in two parts: a state portion and a municipal portion. That is different from what people expect if they have sold in New York before. It comes out of your proceeds at closing, and on a modest house it is a real number rather than a rounding error.

There are exemptions in certain circumstances, and a few municipalities carry a higher rate than the standard one. Your closing attorney will calculate it exactly. What matters for planning is that you should not assume the number you agree on is the number you take home before someone has walked you through the deductions.

Attorneys run closings here

Connecticut is an attorney state. A licensed Connecticut attorney handles the closing rather than a title company running it the way they might elsewhere. That is genuinely good for a seller, because somebody whose job is to protect you reads the contract before you sign it.
