About the area

Why Wyandanch sellers call us.

Wyandanch is the hamlet in the northeast corner of Babylon town, between Deer Park and Wheatley Heights, with Straight Path as the main road, the railroad station and the new Wyandanch Rising buildings at the center, the Southern State on the south and Colonial Springs Road on the north. It was built between 1950 and 1970, capes and ranches on 60 by 100 lots, sold to Black families from Brooklyn and Queens who were steered there when the rest of Suffolk would not sell to them. It has been a Black and now largely Black and Latino hamlet since, with the highest foreclosure rate in Suffolk for most of the last fifteen years, a tax base that could not carry the school district, and more vacant and abandoned houses than anywhere else in the town. The families who bought in 1960 are estates now. The families who bought in 2005 have loans that never recovered. The Town of Babylon writes up the vacant houses, the county sells the tax liens, and the houses sit.

The loan that went bad in 2009 and the case that never ended

The most common Wyandanch call is a mortgage. A cape bought or refinanced in 2005 or 2006 with a loan that went bad in 2009, was modified in 2012, fell behind again, and has a Suffolk County Supreme Court case adjourned since 2016. A foreclosure defense attorney took a retainer and bought two years. The bank’s attorney changed three times. Suffolk foreclosures are the slowest in the state, and that is the opening. Until the referee’s sale in Riverhead happens, you own the house and can sell it. We get the payoff, close before the date, and whatever is above the loan is yours.

The vacant house and the town’s file

Wyandanch has more vacant houses than any hamlet in Babylon town. A parent died, the children are in Georgia, nobody opened the estate, and the house has sat for six years with the grass cut by the town and the cost added to the taxes, a vacant property registration the town requires, a broken window the code office wrote up, and a county tax lien growing in the background. We buy vacant houses with every one of those open, pay the balances from the price at closing, and the town’s file comes to us.

Your parents’ cape, bought in 1961 from Brooklyn

The families who bought in Wyandanch in 1961 came from Bedford Stuyvesant and South Jamaica, and the house on a street off Mount Avenue is an estate now, with heirs in Atlanta, Charlotte and still in Brooklyn, and a Suffolk Surrogate’s file in Riverhead that nobody has opened. We write the offer while the estate is opened, coordinate with the estate attorney, and each heir signs with a notary where they live.

Cesspools, tanks and the basement apartment

Wyandanch is not sewered, and every house has a cesspool a lender wants certified. A good share of the capes have a basement apartment with a side door the Town of Babylon never permitted, and a tank in the yard from a 1990s gas conversion. We buy with all three as they are, price them as lines, and pull the county permits ourselves after closing.

Where listing still wins in Wyandanch

A renovated cape with a clean title, a legal layout and a new cesspool, with no deadline, should be listed, and we will say so, because first time buyers with FHA loans are looking at Wyandanch now. Where a cash sale wins is the loan with a referee’s date, the vacant house with the town’s file, the estate nobody opened, the basement apartment, or the county lien that has been growing for five years.

What we buy in Wyandanch

Capes, ranches and colonials, vacant and abandoned houses, houses in foreclosure at any stage before the auction, houses with a county tax lien, houses with a basement apartment, estates in any condition including ones nobody has opened, mixed use buildings on Straight Path, and vacant lots. We do not buy cooperative apartments. If you own something unusual, call anyway.

Straight Path, the station, Wheatley Heights and the hill

Wyandanch is priced by distance from Straight Path and the station. The capes on the streets off Mount Avenue and Andrews Avenue near the station are the entry point. The ranches up the hill in Wheatley Heights, toward Colonial Springs Road and the Half Hollow Hills line, are the top of the hamlet and sell to families coming from Queens for a yard. The blocks along Straight Path with a store below are their own market. We build the offer from sales on your streets, with the comparable addresses on the sheet, and we show you which band your house is in before we show you the number.

Suffolk tax liens, the county’s tax deed, and the clock nobody mentions

Suffolk County sells unpaid taxes as liens, the interest compounds, and after enough years the county can take the house by tax deed. A Wyandanch house that has sat in a dead parent’s name with the taxes unpaid is on that clock whether anyone knows it or not. We get the redemption figure from the county treasurer, show it on the offer, and pay it from the price at closing. The estate does not have to find the money first, and the sale happens before the county moves.

The basement apartment, the side door and the Town of Babylon

A good share of Wyandanch capes have a finished basement with a kitchen, a bathroom, a side door and a tenant paying cash, and almost none went through the town’s accessory apartment permit. A financed buyer’s appraiser notes the second kitchen and the lender wants it gone or permitted. We buy the house as its legal layout, price the apartment as what it is, handle the tenant on terms you set, and the town’s file is ours after closing.

How a sale like this goes in Wyandanch

Off Mount Avenue: a 1959 Cape Bought From Bedford Stuyvesant in 1961, a Mother Who Died in 2019, an Estate Nobody Opened, a Town File With Six Items on It and a Grandson in Atlanta Who Finally Called

His grandparents bought the cape off Mount Avenue in 1961, the year they left Bedford Stuyvesant. His grandfather drove a bus for the county. His grandmother stayed in the house after he died in 1998 and died in it herself in March 2019 at eighty nine. There were two children, both dead by then, and four grandchildren in Atlanta, Charlotte, Brooklyn and Phoenix. Nobody opened the estate. The house sat. The Town of Babylon cut the grass and added it to the taxes, required a vacant property registration nobody filed, and wrote up a broken window and a collapsed porch step. The county sold the tax lien in 2021 and again in 2023.

In 2025 the Atlanta grandson got a letter from the lien holder's attorney and called an agent in Babylon village. The agent said the house could not be listed until the estate was settled, the lien was redeemed and the town file was cleared, and that the four cousins would all have to agree. The Brooklyn cousin did not answer. The Phoenix cousin wanted nothing to do with it.

The Atlanta grandson called us in April. The offer was written on the house as it stood: a 1959 cape untouched since 1985, a collapsed step, a broken window, a cesspool, a tank, the lien redeemed from the price at closing with its interest, the town's charges paid the same way, and thirty years of a bus driver's household as a cleanout line. One page, mailed to all four cousins. An estate attorney in Lindenhurst opened the administration in May. The Brooklyn cousin signed a waiver in July after the attorney explained the alternative was a partition action.

The letters issued in August. We closed in September at an attorney's office on Straight Path. The lien holder was paid at the table and the town file came to us. The Atlanta grandson took the photographs and his grandfather's county bus driver's cap. What he said was that six years had gone by because everyone had told him it was complicated, and it had been one page and an attorney.

Common reasons Wyandanch sellers call us.

A 2006 loan modified in 2012 and behind again, with a case in Riverhead since 2016 and a referee's date coming

Until the sale happens the house is yours. We get the payoff, close before the date, and what is above the loan is yours.

A vacant cape with a broken window the town wrote up and the grass on the tax bill

We buy it with the registration, the violations and the lien open, pay the balances at closing, and the file comes to us.

Your parents' cape off Mount Avenue, bought in 1961 from Brooklyn, with an estate nobody opened

We write the offer now, the estate attorney opens the administration, and each heir signs where they live.

A county tax lien that has compounded for five years

The balance comes off the price at closing, listed on the offer, and the lien is released when the deed records.

A basement apartment with a side door the town never saw

No lender counts it. We price it as what it is and buy the house as its legal layout.

A cesspool that failed and a county permit that takes weeks

We buy with the system as it is, price the replacement, and pull the permit ourselves.

A wholesaler's contract that was assigned to someone you never met

We buy with our own money and our name is on the deed at closing. There is no one behind us.

A move to Georgia with a date on the calendar

We set the Wyandanch closing around it, about 14 days out, and the proceeds wire wherever you are.

Frequently asked questions about selling in Wyandanch.

How fast can you buy a Wyandanch house?

Call (516) 964-7222 or send the address. We come out within a couple of days, write a number within 24 hours with the Wyandanch comparables on it, and close at a Suffolk attorney's office on your date. About 14 days when the title is clean, longer with an estate that has to be opened or a lien to clear.

The bank filed in 2016 and the referee's sale is set. Is it too late?

Not until the sale actually happens. We get the payoff from the bank's attorney, price the house against it, and close before the date so the case is discontinued and the equity above the loan is yours. The closer the date, the faster we move.

My mother died six years ago and nobody opened the estate. The house is empty. Can you buy it?

Yes. The estate has to go through administration in Suffolk County Surrogate's Court first, and we coordinate that with your attorney or help you find one. The offer is written now, the closing waits for the letters, and the vacant property registration, the violations and the lien are paid from the price.

The county sold the taxes. Does that stop the sale?

No. A Suffolk County tax lien is a payoff figure with interest, paid from the price at closing and released when the deed records. Call before the county moves to a tax deed, not after.

A wholesaler offered more than you. Why sell to you?

Ask the wholesaler whose money closes and whose name goes on the deed. Most Wyandanch wholesaler contracts get assigned to an investor who has not seen the house, and the price drops or the deal dies. We buy with our own funds and we are the buyer at the table.

The basement has an apartment and a tenant. Will you still buy?

Yes. A basement unit without a Town of Babylon permit is not a legal apartment, so we price the house as its legal layout. Whoever is downstairs is handled on terms worked out with you before closing.

Would listing do better?

Sometimes, and we say so. A renovated cape with a clean title and a legal layout, with no deadline, usually nets more listed. Ours is the better route when a loan has a date, the house is vacant with a town file, the estate was never opened, there is a county lien, or you have a move to make.

What comes off the price?

Your payoff, any county tax lien, town charges or vacant property fees, and the New York State transfer tax, each itemized on the offer. No commission, no fees, we pay our own closing costs.

We also buy in nearby Long Island neighborhoods.
