A software engineer in Bergen County took a new role in Austin with a hard start date of April 1. He owned a 1950s ranch-style home he had bought in 2007 and had not touched much since. What 10-day closings actually require

Closing a real estate transaction in ten days is not normal. It requires three things to line up: a cash buyer with funds already pooled (no investor pitch deck, no bridge loan), a title company experienced enough to run a clean check in three business days, and a seller who is responsive on the document side. When any one of those three breaks, the timeline slips to 14 days, then 21. When all three line up, ten days is real.

For relocations specifically, the seller’s responsiveness is usually the variable that wobbles. People who are job-relocating are also packing, coordinating movers, breaking a lease, and saying goodbye to their friends. We adapt to that. We do most of the document chasing ourselves once we have a signed contract. The seller’s job at that point is mostly to sign things electronically and wire instructions on closing day.

What relocation sales teach about pricing speed

The seller’s question to us at the start of this Bergen County deal was: how much am I leaving on the table by selling fast? The honest answer is roughly 8-12% compared to a perfectly-timed retail listing in a healthy market. In return, he got certainty, a hard close date, and no time spent managing a four-month sale process while also onboarding to a new role in a new state. He was clear that the trade was worth it for him.

That tradeoff calculus is the entire point of cash sales. When the cost of time is high (a job start date, a closing tied to another purchase, a settlement deadline), the speed premium pays for itself. When the cost of time is low (no deadline pressure, willing to wait, capable of managing a listing), the traditional path nets more dollars. We are not trying to convince anyone in the second group to call us. We are trying to be the obvious answer for the first group.
