Sign over the deed to anyone in exchange for “letting you stay in the house and rent it back.” This is one of the oldest fraud patterns in foreclosure rescue. Whoever you sign the deed to now owns the house, and your “lease” is unenforceable against them. People lose their homes and their equity this way every month.
What helps
Call the lender directly and ask for the loss mitigation department. They have multiple programs (forbearance, loan modification, short sale) that they can offer. Some of them you would actually qualify for. The lender does not enjoy foreclosing; it is expensive for them. They will work with people who call them early.
Call a HUD-approved housing counselor. These are free, federally funded, and they know every program available in your state. The HUD search tool finds them by zip code. They are not a substitute for a cash buyer when the auction is two weeks away, but for sellers with 90 days of runway, they often find paths that avoid sale entirely.
