How fast can you close on a Bronx house?
Two to four weeks is typical once we make an offer, because we pay cash and no lender is involved. New York closings happen at an attorney’s office with your own lawyer present. If you need longer, the closing date moves to fit your timeline, not ours.
My Bronx house has an illegal basement apartment. Is that a problem?
It is common and it is not a problem for us. Unpermitted units kill financed deals over certificate of occupancy issues and they are a line item for us. We buy the house as it stands, tenant included, and handle the city afterward.
Someone offered to help me with my mortgage if I signed some papers. Should I?
No. Deed theft is a real and growing problem in the Bronx. Never sign a deed, a power of attorney, or any transfer document outside of a closing at a New York attorney’s office with your own attorney present. Our offers are in writing, hold for seven days, and can be shown to anyone. If a buyer wants a signature before a closing, walk away and call us.
Do you buy co-ops in the Bronx?
No. Co-ops, including Parkchester and most of Riverdale, are the one property type we do not buy, because board approval defeats the purpose of a fast certain sale. Houses, two to four families, condos, and mixed use buildings are all fair game.
