We Buy Houses in Passaic County, NJ

Cash offers on two and three family frames, capes, and colonials across Paterson, Passaic, and Clifton. Passaic River flood history, tenants, basement units, oil tanks, and tax certificates included.

Passaic County’s lower half is three cities on one river, and the river is the story. Paterson, Passaic, and the south end of Clifton were built along the Passaic for the silk mills and the factories, and the two and three family frames that housed the mill workers are still most of the housing, owned now by Dominican, Peruvian, Mexican, Bangladeshi, Polish, and Black families who bought from the 1970s on. The river floods them. Floyd in 1999, Irene in 2011, and Ida in 2021 each put water into thousands of basements and ground floors, and the federal flood maps now cover most of the blocks near the water.

A financed buyer cannot close on a house in the flood zone without an elevation certificate and an insurance quote, and the quote alone ends most of those sales. Add a basement unit nobody registered, a tenant who stopped paying, an oil tank in the yard, and a tax bill that has become certificates, and a traditional listing becomes a year of price cuts. We have been buying in Passaic County since 2000, we buy with cash, we carry the flood insurance ourselves after closing, and every one of those problems is a line item in our offer.

What we see most in Passaic County

Flood history. Rebuilt or not, a house that took water in Ida scares off lenders. We price the flood risk honestly and buy anyway. Our guide to selling a house with water damage covers how.

Multis with tenants. A Paterson or Passaic three family with a basement unit is four rents on paper and a full time job in practice. We buy occupied buildings at the actual rent roll, nonpaying tenants included. See selling with tenants in place.

Tax sale certificates. Paterson and Passaic sell unpaid taxes and water as certificates that compound at up to 18 percent. We redeem them from the proceeds at closing. Our guide to selling with tax liens explains the deadlines.

The river, and why Passaic County floods differently

Flooding in Passaic County is not an occasional event, it is a recurring feature of the geography. The Passaic River basin has flooded repeatedly and severely, and the low ground in Paterson, Passaic, Little Falls, Wayne and Pompton Lakes has taken water more than once in living memory. Anyone who owns down there already knows. The part that damages a sale is what happened afterward.

Insurance is the visible obstacle. The quiet one is the repair work. Basements were finished, then flooded, then refinished, and the second round was rarely permitted. Furnaces and panels were relocated upward by whoever could be found quickly. An appraiser walks in years later and measures more finished space than the certificate of occupancy describes, or a lender asks for an elevation certificate nobody has.

We buy with the flood history fully disclosed, the unpermitted repairs where they are, and the insurance carried by us from closing. See selling a house with water damage.

Basement units, and the one question a lender cannot let go

Paterson and Passaic carry a great deal of two and three family housing where the actual number of units stopped matching the filed number a long time ago. A cellar was made habitable in the 1970s. An attic became a fourth unit. Both have been rented ever since, quietly and without incident.

It works until a financed buyer appears. When an appraiser counts more units than the record shows, the lender cannot simply accept the building as it is. It has to be reconciled with the city, and researching work performed two generations ago takes months that no contract survives.

We buy the building as it actually stands. The unit count question becomes ours the day we close, not a condition you have to clear before we will talk.

The lead paint rules and older Passaic County rentals

New Jersey has required lead paint hazard inspections in pre-1978 rental dwellings since July 2022 under P.L. 2021 c.182, every three years or on tenant turnover, with the certificate valid two years. Almost the entire older rental stock in Paterson and Passaic falls inside that.

For small landlords here the timing has been awkward, because it arrived alongside higher insurance and higher repair costs on buildings that were never generating much margin. Selling stops being a failure and starts being arithmetic.

We buy occupied buildings, inspected or not, remediated or not, with the tenancy transferring to us intact.

What your town asks for before it lets the sale close

New Jersey sets no statewide resale certificate requirement, so this comes down to your municipality. Most towns in the county require a certificate of continued occupancy or a resale inspection before transfer, and the seller normally arranges and pays for it.

On older housing the inspection finds what it always finds: smoke and carbon monoxide placement that no longer complies, a handrail, a bedroom window that is not a legal egress, a cellar being used as living space. Each one has to be cured before the town signs, and until the town signs there is no closing. We take that on ourselves rather than handing you a list.
