About the area

Why Sunset Park sellers call us.

Sunset Park is the hill between Green-Wood Cemetery and the Bay Ridge line, with the park at the top, the limestone and brownstone rows around it, 5th Avenue as the Latino shopping street, 8th Avenue as Brooklyn’s largest Chinatown, and the old Bush Terminal warehouses along the waterfront that are Industry City now. The rows were built between 1890 and 1915 for the people who worked the docks, and the Norwegians, Finns and Irish who owned them sold to Puerto Rican and then Dominican, Mexican and Chinese families. The houses are three and four story limestones and brick three families, nearly all of them with more households inside than the certificate of occupancy allows, and the N, R and D trains run under 4th Avenue and over the hill.

The three family that is really six households

Sunset Park has more subdivided rowhouses than almost anywhere in Brooklyn. A legal three family with two apartments on each floor, a tenant in the cellar, and a kitchen in what was once a parlor is normal here, and it has been for thirty years. The appraiser counts three units. The lender wants the rest documented or removed. The buyer’s attorney pulls the Department of Buildings file and finds a 2016 vacate order for the cellar. The financed deal ends in week four. We buy the house as its legal units, price the rest as what they are, and the tenants and the city’s file come with the house to us at closing.

The building with the store below on 5th or 8th Avenue

The mixed use buildings along 5th Avenue and 8th Avenue have a store on the ground floor and apartments above, and the store might be a restaurant on a ten year lease, a storefront the owner’s family runs, or an empty space since 2020. They fit no residential lender and no commercial one at this size, so they sit. We buy mixed use buildings on the income they actually produce, lease or no lease, the tenants stay, and the building closes in weeks.

Estates, and the family that bought in 1974

The most common Sunset Park call is a house bought by parents from Puerto Rico or the Dominican Republic in the 1970s, or from Guangdong or Fujian in the 1990s, paid off, and held as the family grew into every floor. Now it is a Kings County Surrogate’s Court file with heirs in Florida, Pennsylvania, Queens and back home, tenants on two floors, and fifty years of belongings. Agents want it emptied, the units reduced to what the certificate says and the facade cleaned first. We buy it as it stands, we wait for the letters, and the heirs sign from wherever they live.

Stabilized tenants, Housing Court, and the one who will not leave

Buildings with six or more units are rent stabilized, and a subdivided rowhouse can cross that line without the owner knowing. A tenant paying 2007 rent, a Housing Court case adjourned five times, and a stabilized tenant who simply will not move all end a financed sale. We buy occupied Sunset Park buildings with the cases open, at the rents actually being paid, and the court dates transfer to us at closing.

Where listing still wins in Sunset Park

A renovated limestone on a park block with legal units and market rate tenants should be listed, and we will say so. Buyers from Park Slope and Manhattan line up for a house a lender will finance. Where a cash sale wins is the subdivided house with the vacate order, the mixed use building with the empty store, the estate with heirs in three countries, the stabilized building with the old rent roll, or the owner with a date that cannot move.

What we buy in Sunset Park

Limestone and brick rows, three and four families with extra units, six family and larger stabilized buildings, mixed use buildings on 5th, 7th and 8th Avenues with a store below, frame houses toward the waterfront, houses with a cellar apartment or an open Department of Buildings violation, estates in any condition, houses in foreclosure, and vacant lots. We do not buy cooperative apartments, including the Finnish co-ops. If you own something unusual, call anyway.

The park blocks, the avenues, and the waterfront side

Sunset Park is priced by the hill. The limestone blocks around the park at the top, from 41st to 44th Street between 5th and 7th Avenues, are priced like Park Slope’s southern edge and sell to families who will restore them. The blocks along 5th Avenue and 8th Avenue are priced on the rent and the store. Below 4th Avenue toward the waterfront and Industry City, the frame houses and the small brick rows are priced for the Gowanus Expressway and the trucks. We buy on all three and the offer is built from sales on your blocks, with the comparable addresses on the sheet.

What the three share is age and subdivision. The rows are from the 1890s and 1900s, nearly every one has been cut into more units than it was built for, and a house that has not been renovated has the same list no matter the block: original plaster, a service panel that was never sized for six kitchens, galvanized water lines, a flat roof with layers, and a cellar with a tenant. A lender’s inspector writes it all down. We read the same list and price it, and the house closes anyway.

Water bills, violations, and the liens the city attaches

New York City attaches water and sewer charges to the house, not the owner, and a subdivided rowhouse with six households on a frontage meter can carry a Department of Environmental Protection balance in the tens of thousands with a lien sale behind it. Environmental Control Board fines for a sidewalk, a dumpster or a missing boiler inspection attach the same way. We buy with all of it open. The balances come out of the purchase price at closing, itemized on the offer before you sign, and the open permits and violations become ours to close.

A 1905 Limestone Three Family on a Park Block, Six Households and a Cellar Vacate Order, Sold by Three Siblings in Three Countries After the Lender Counted Three Units

Their parents came from Santo Domingo in 1971 and bought the limestone on a block near the park in 1979, when the building had three apartments and the block had empty houses. Over the next forty years the family grew into it: a kitchen added on the parlor floor for a grandmother, the second floor split for a married son, the cellar finished for a cousin. By 2024 the house had six households, three of them tenants, and a Department of Buildings vacate order for the cellar from a 2016 inspection that nobody had ever cleared. Their father died in 2022. Their mother went to live with a daughter in Orlando in 2024. The three siblings were in Orlando, Allentown and Santo Domingo.

The Allentown brother listed it in the fall of 2024. The first buyer's appraiser counted three legal units and the lender's number did not reach the contract. The second buyer's attorney pulled the Department of Buildings file, found the vacate order, and asked for the cellar emptied and the order cleared before closing. The cellar tenant had been there nine years and had nowhere to go. The listing expired in February 2025.

Nick York walked the house in March with the brother, who drove in from Allentown, and the second floor tenant, who had the keys. The offer was written on the house as it was: three legal units, six households, a cellar with a vacate order that would be cleared by us, a 1988 boiler, original plaster and wiring, a flat roof with layers, and forty five years of a family's belongings on the parlor floor. The number was written out with the math on one page, with a line for relocating the cellar tenant on terms worked out with him.

We closed in April at a title company in downtown Brooklyn. The siblings signed in Orlando, Allentown and at the consulate in Santo Domingo. The two upstairs tenants kept their apartments. The cellar tenant moved with our help and a payment. The brother took the photographs and his father's dominoes the weekend before. He said the thing that mattered was that nobody had asked him to put the cousin's cousin on the street.

Common reasons Sunset Park sellers call us.

A three family that is six households, with a 2016 vacate order for the cellar

The appraiser counts three. We buy the house as its legal units, price the rest as what they are, and take the tenants and the city file as they are.

A building on 8th Avenue with a restaurant below and apartments above

No residential lender and no commercial one at this size. We buy on the income that exists, lease or no lease, and the tenants stay.

A parent's house bought in 1974, heirs in Florida and Santo Domingo

A Kings County Surrogate's Court file, tenants on two floors, fifty years of belongings. We buy it as it stands and close with everyone signing remotely.

Stabilized tenants paying 2007 rents

No lender funds on that rent roll. We buy on the income the building actually produces, and the tenants stay with their leases.

A tenant who stopped paying

Brooklyn Housing Court takes most of a year. We buy occupied buildings with the case open, at the rent actually coming in, and the eviction becomes ours on closing day.

An empty storefront since 2020

A vacant store on 5th Avenue drags the whole building for a lender. We price the building on the apartments and the store as it is.

Original plaster, a 1980s boiler, and a flat roof with layers

A limestone from 1905 with its original everything. We price the whole list and buy the house as it stands.

A mortgage in default

Brooklyn foreclosures move slowly through Kings County Supreme Court, and that delay is the opening. A cash closing before the referee's sale pays the lender and keeps the remaining equity yours.

Frequently asked questions about selling in Sunset Park.

How do I sell my house fast in Sunset Park?

Call (516) 964-7222 or send the address through the form on this page. We look at the house, give you a written cash offer within 24 hours with the reasoning shown, and you pick the closing date. Two to three weeks is typical.

The house has more units than the certificate of occupancy allows. Will you still buy?

Yes. Most Sunset Park rowhouses do. We buy the house as its legal units, price the extra units as what they are, and the tenants and any Department of Buildings file, including a vacate order, come with the house to us at closing.

There is a store on the ground floor. Does that change how you buy?

It changes who else can buy. Mixed use buildings on 5th and 8th Avenue fit neither a residential lender nor a commercial one at this size, which is why they sit. We buy on the income that exists today, with the store leased, family run or empty.

My tenants are rent stabilized. Does that change anything?

It changes what a lender will do, not what we do. Stabilized tenants stay with their leases and their legal rents, the building is priced on that income, and nobody is asked to leave.

Should I list my Sunset Park house instead?

Often, yes, and we will tell you. A renovated limestone with legal units and no deadline usually nets more listed. A cash sale wins when the units do not match the certificate of occupancy, there is a vacate order or an HPD file, the house is an estate with scattered heirs, a tenant is in court, or you need a closing by a date.

I inherited a house in Sunset Park and live in Florida. How does this work?

We coordinate with the Kings County Surrogate's Court paperwork and your estate attorney, a relative or a tenant lets us in for the walkthrough, and closing documents are signed remotely. The house stays as it is until the day we close, and you take what you want first.

Do you buy the Finnish co-op apartments near the park?

No. We buy houses and buildings, not cooperative apartments. If you own a whole building, a rowhouse, or a mixed use building anywhere in Sunset Park, call us.

What does it cost me to sell to EZ Home Buyers?

Nothing out of pocket. No commission, no fees, and we pay our own closing costs. The only deductions are your mortgage payoff and any liens, water bills or back taxes that must be satisfied, itemized in the offer before you sign.

We also buy in nearby Brooklyn neighborhoods.
